What Your Money Actually Buys Inside Sawgrass Players Club

Two homes, same gate, same zip code. One lists at $769,900 on Burnham Circle. Another lists at $1,459,000 on Seven Mile Drive. A buyer scrolling a portal sees the price gap and assumes the more expensive home comes with more Sawgrass. More golf. More club. More of whatever "Sawgrass" means.

It does not. The word on the sign at the gate is doing far more work than the ownership documents behind it.

Sawgrass Players Club is a gated master association of roughly 1,900 residences on the west side of A1A, and the single most useful thing to understand before writing an offer here is that the HOA, the sub-association, and the three golf clubs sitting inside or beside the gate are legally and financially independent of each other. Almost every pricing surprise a buyer runs into in this neighborhood traces back to that one fact.

The sentence most buyers get wrong

Buying a home in Sawgrass Players Club does not include golf at TPC Sawgrass. It does not include a beach club. It does not include tennis. Ownership gives you gated access, master association amenities like Players Park and the community pool inside The Coves, and a controlled-access entry operated by First Coast Security Services. Everything else is a separate check written to a separate entity with its own waitlist, initiation, and rules.

That is the mechanism. What follows is what it does to price.

Three clubs, one gate, zero automatic access

Inside or immediately adjacent to the Players Club gate sit three distinct golf operations, each with its own membership structure:

Across A1A sits a fourth club that gets mentioned in the same breath and shouldn't: Sawgrass Country Club. Different neighborhood, different governance, different price of entry.

The Players Club master association tells its own residents this in plain language on its recreation page: the master amenities include waterways, a swimming pool, a wading pool, the Tot Lot, and the ball fields at Players Park. Golf is not on that list. Golf is a club decision made after closing.

Why two homes behind the same gate can be $700,000 apart

The master HOA is only the top layer. Underneath it sit 16 sub-associations, each with its own board, its own governing documents, its own management company, and its own dues on top of the master assessment. Marsh Landing Management Company runs the master; the sub-associations do their own contracts. Master assessments are the same for every homeowner and get set each November by the master board's finance committee. Sub-association dues are not the same.

That is why the price band inside Sawgrass Players Club stretches from condos in Players Club Villas and patio homes in Turtleback Crossing or Bermuda Court up to seven-figure homes fronting the Stadium Course.

Consider the sub-neighborhoods a listing agent will name-drop and what the geography actually means:

  • Seven Mile Drive, North Cove, Hammock Cove border Dye's Valley. Larger footprints, mature landscaping, homes trading in the $1.3M–$1.6M range in mid-2026.
  • Salt Creek carries Ponte Vedra Golf & Country Club course views on larger lots and has historically traded at the top of the Players Club range.
  • Oakbridge sits around The Yards and Players Park. This is where a lot of everyday resident life happens.
  • Cypress Creek and The Coves are among the largest sub-neighborhoods. The community pool available to all Players Club residents sits inside The Coves.
  • Vicar's Landing is a retirement community inside the gate, with its own housing types.

Two active listings in July 2026 tell the story cleanly. A three-bedroom, two-bath resale on Burnham Circle listed at $769,900 with a total monthly HOA of about $261. A five-bedroom on Seven Mile Drive listed at $1,459,000. Same gate. Same schools, which fall in the Ponte Vedra/Rawlings Elementary, Landrum Middle, and Ponte Vedra High attendance zones. Different sub-association, different lot, different course adjacency, different HOA math. The 32082 zip's recent median sale price sat near $895,000 in early 2026, which puts almost every Players Club sale in play as either a value or a premium depending on which side of the neighborhood you are shopping.

The Sawgrass Country Club comparison, in the numbers that matter

Buyers weighing Players Club against Sawgrass Country Club across A1A often frame the choice as "gate versus gate." That framing hides the real spread, which is amenity access.

Sawgrass Country Club initiation runs from $125,000 effective December 1, 2025, with an estimated 18-month waitlist, roughly 50% refundable if a member relocates 100+ miles within three years, plus food minimums of $450 per year individual or $750 per year family, and separate annual dues.

That is a Country Club membership sold independently of the home. Owning in Sawgrass Country Club does not require joining, and joining does not require owning there. The same is true in Players Club with TPC and The Yards.

The math that follows from this is the useful part. A buyer who wants a Beach Club life pays for it through a Sawgrass Country Club initiation and dues stack. A buyer who wants Players Championship-adjacent golf pays for it through a TPC Sawgrass membership category. A buyer who wants gated neighborhood living with flexible, lower-commitment recreation pays for it through The Yards, which allows public play and a lighter membership. The house price is only one line item. The membership decision can add or subtract six figures on top.

This is why "what does a Sawgrass home cost" is the wrong question. The right question is "what does a Sawgrass home plus the club I actually want cost," and the answer depends on which of the four clubs you were picturing when you said the word Sawgrass.

What this changes about your offer and your timeline

A few pieces of transaction friction show up in Players Club that catch out-of-market buyers, and each one traces back to the same layered structure:

  1. Two estoppels, not one. Because every home belongs to both the master association and a sub-association, the closing process pulls two sets of estoppel documents, two sets of dues confirmations, and often two sets of rules disclosures. Budget the time and the fees.
  2. Sub-association covenants vary. Rules on exterior modifications, rentals, parking, and tree removal live at the sub-association level. The master requires an exterior modification application for tree removal over 4 inches in diameter measured a foot from the base, and sub-associations can layer more on top of that. Read the specific sub-association's documents, not just the master's.
  3. THE PLAYERS week is a working blackout. The master association prohibits outside vendor work and heavy deliveries during THE PLAYERS Championship weekend, and daily vendor hours are limited year-round. A March closing that assumes movers, contractors, or a punch-list crew during tournament week will not go the way the buyer expects.
  4. Membership timing is independent of closing. If Sawgrass Country Club is the reason you are moving to this side of A1A, the club's waitlist runs on its own calendar. Buying a home does not accelerate the queue.
  5. Two gates, and one is quieter. The main gate on A1A sits by the Sawgrass Marriott and the Ponte Vedra Beach Town Center. A secondary gate on Roscoe Boulevard changes commute time meaningfully depending on where the home sits inside the 1,100-acre footprint.

None of these are dealbreakers. All of them are the kind of thing that a buyer who has read three generic neighborhood guides has never seen mentioned.

The everyday piece the pricing doesn't capture

The reason Sawgrass Players Club holds value the way it does has less to do with the golf and more to do with what sits at the two gates. Residents can walk or ride to Sawgrass Village for coffee, a table at Aqua Grill on the lake, or dinner at Caffé Andiamo. Argyle, the chef-driven restaurant at 254 Alta Mar Drive led by Chef Jon Blackford, sits inside the neighborhood and is open to the public with a daily 3 to 6 p.m. happy hour. Members and their guests can dine at NINETEEN & Traditions inside the 77,000-square-foot TPC Sawgrass clubhouse, which hosts a rotating calendar including wine dinners and family nights. The Sawgrass Marriott added 1912 Ocean Bar & Rooftop at the Cabana Beach Club, which is open to the public.

That texture is the case for staying inside the gate on a Tuesday, and it is the reason the pricing spread between Players Club and other Ponte Vedra options can be justified without ever writing a check to a club.
